## Description

Open Mortgage Wholesale is a broker-focused mortgage lender dedicated to expanding homeownership through flexible loan programs, responsive support, and strong industry partnerships. It works with mortgage loan originators and independent mortgage banks, helping them serve borrowers whose credit, income, or circumstances may not fit conventional lending models. Its offerings include conventional, FHA, VA, and USDA loans, as well as Non-QM and debt-service coverage ratio (DSCR) financing for self-employed borrowers and property investors.

Specialty programs include DreamBuilder, which uses inclusive underwriting to support buyers with limited or non-traditional credit, including some self-employed and ITIN borrowers. LegacyBuilder provides down payment assistance, with options described for eligible borrowers in 49 states, excluding New York. The lender also offers FHA manufactured-home financing and programs with flexible credit requirements.

Beyond loan products, Open Mortgage Wholesale provides account executives, a Partner Success Team, operational assistance, training, job aids, videos, and a broker resource hub. Its communication-focused approach is designed to give partners clear loan status updates and practical support throughout the lending process, helping them pursue more opportunities and move applications toward closing.
