Ascendant Neighborhood Development is a nonprofit housing developer that works with residents and community partners to create and preserve affordable housing and strengthen resilient neighborhoods in Northern Manhattan. Based in East Harlem, Ascendant owns and operates 28 buildings containing 690 permanently affordable rental apartments across East and Central Harlem. Its portfolio includes new construction and rehabilitated older properties, supported through public housing programs and other financing sources.
The organization’s work spans historic preservation, neighborhood conservation, and new affordable housing development. Through Ascendant Heritage, it renews early twentieth-century buildings for long-term affordability. In partnership with NYCHA, Ascendant is undertaking two PACT projects that provide comprehensive building repairs, property management, and social services while protecting affordability and resident rights. Its development pipeline includes plans for seven buildings and 594 deeply affordable homes in Northern Manhattan.
Ascendant also promotes resident well-being through well-maintained housing, access to essential services, and resident support. Its broader community efforts include neighborhood planning, resiliency and sustainability initiatives, advocacy for affordability, and arts programming.
