Riley Projects

Riley Projects is a Los Angeles design-build studio creating custom homes on an engineered building system. The studio combines architecture, material selection, prefabricated framing, and construction under one roof, with homes designed, built, and warranted by the same team. Its approach emphasizes low-carbon construction, all-electric systems with solar, reduced material waste, and materials screened against the ILFI Red List. Projects are planned for durability and graceful aging, with features such as heat pumps, heat recovery ventilation, leak detection, and seismic sensors integrated where useful.

Clients can choose from the catalogue, selecting a configuration with decisions and specifications already established, or commission a home with a different layout, materials, or structural changes. Riley also works on retreats and communities. Catalogue projects offer fixed pricing at design, an 8–14-week design phase, and warranted selections; commissions follow a longer design-build process. The studio provides a budget estimator, process guide, spec library, and journal covering costs, construction, and rebuilding. Riley publishes a 10/10/5/2 warranty and serves clients in Los Angeles and beyond.
