ZonasPR

ZonasPR is an online mapping and planning resource focused on land-use information in Puerto Rico. Its interactive map lets users explore individual lots and view zoning, cadastral information from the CRIM, and flood-zone data, alongside applicable parameters from the RC-2023-E. The site presents its map and tools as free to use without an account.

For property owners, architects, developers, and others assessing a project, ZonasPR offers calculators based on the Joint Regulation. These include estimates for maximum basic housing units by zoning district and lot area, required vehicle parking by project use, and potential building footprint, total buildable area, and height. Additional tools address area conversion and yard requirements. Results and supporting explanations reference relevant regulation sections and clarify assumptions, rounding rules, and certain limitations.

The site also provides a reference library with the full RC-2023-E document, a table of equivalencies between zoning districts, and zoning-regime information for Puerto Rico’s 78 municipalities. ZonasPR brings mapping, regulatory references, and practical calculations together to help users understand land and evaluate development requirements.
